NOVEMBER MARKET SUMMARY

Pending sales in November, indicating demand, saw a 22% increase when compared to last year at this time. Last November we saw 2,486 properties go under contract compared to 3,034 this year. Active listings remained elevated when compared to prior years, but did see a 17% decline MoM. Months supply of inventory was at 2.5 months, a 25% increase YoY.
Overall, seasonality prevailed in November with a decline across nearly all data points when viewed month over month, excluding metrics for condo pricing, days on market and average number of showings to pending. The average number of showings until pending increased 12% YoY to 16.7, and the number of showings per listing declined 8% when viewed YoY to 4.7 on average.
