2025 Denver Real Estate: A Year of Recalibration and New Beginnings

The year 2025 provided a necessary recalibration for Denver’s housing market. After years of frenzied bidding wars and double-digit appreciation, we returned to a functional market characterized by negotiation, reasonable timelines, and modest price movements.
The Numbers You Need to Know
In December, we saw a divergence in performance between different property types:
Detached Single-Family Homes: Average sales prices increased 2.19% YoY to $771,627.
Attached Single-Family Homes: Average sales prices decreased 7.43% YoY to $424,535.
Days on Market: Both property types averaged 59 days on the market, up from 47.5 days at this time last year.
The Mortgage Minute
Mortgage rates have remained generally flat since improving in early September. The current Freddie Mac 30-year fixed rate stands at 6.21%. Looking ahead to 2026, the forecast suggests a gradual decline9:
Q1: 6.2%
Q2: 6.1%
Q3: 6.0%
Q4: 5.9%
Personal Highlights: From Passport Homes to Rally Real Estate.
This was a transformative year for us personally and professionally. Most notably, Passport Homes became Rally Estate.
Other major milestones included:
New HQ: We moved into Shift Co-working Spaces in downtown Littleton after a brief (and eventful) stint at Clubhouse Work & Golf.
The Big Move: Our family upgraded from a 1,200 sq. ft. home to a 3,600 sq. ft. home in Littleton.
Passion Projects: While I've recommitted fully to real estate, Cult Cars continues as a hobby business with an exciting new partnership with Blvck Market Motorsportz and new team member Dino Federico
Community & Events
We were proud to be on the ground at some of Colorado’s best events this year:
Colorado Concours d’Elegance: As co-sponsors, we helped raise critical funds for the community alongside 10,000 attendee.
The Long Drive Road Rally: A successful inaugural event combining scenic mountain driving and golf.
Castle Rock Cars & Coffee: We continue to co-sponsor this monthly gathering at the Old North End on the second Sunday of every month.
