High prices are pushing homebuyers to consider drastic steps
In Q2 2020, the median sale price for a U.S. home was $317,100. By Q2 2022, it was $437,700 (+38%). It dropped to $412,300 at the end of last year, but that's still up 30% from the early days of the pandemic.
Foreclosures are spiking nationally — Denver's surge is even bigger
Residential foreclosures increased 18% in April nationwide compared to a year ago, with Colorado foreclosure filings in April rising almost 34% year-over-year. While that's a significant jump, the 671 properties with foreclosure filings statewide that month are far below the numbers recorded during 2006–2009 and the Great Recession.

Federal Reserve holds fed funds rate steady in first meeting under new chairman Kevin Warsh; the dot plot signaled rates may stay higher for longer due to sticky inflation.
With the peace agreement in Iran, oil prices have started to come down, resulting in some rate improvement over the last few weeks.
Current average 30-year fixed rate: 6.49% (lowest level since early May).
10-Year Treasury yields: 4.378 (down from 4.667 on May 18).
