The short version

In September, Denver homes with 5+ car garages sold for 73% more than the typical single-family home. Most of that gap is size and land. They also took 17 days longer to find a buyer, then closed at asking, like everything else.

First, the big picture. Across Denver Metro, 2,898 homes closed in September, down 18% from a year ago. The median closed price slipped 2% to $575,000. New listings held steady at 4,885 while pending contracts fell 13%, so buyers had plenty to choose from. The homes that did sell moved faster, with a median of 33 days in MLS, four fewer than last September. That's the whole market. Now the slice The Garage Report cares about: homes with room for a real collection.

Denver 5+ car garage homes vs. the rest of the market

Only 39 of the 2,605 single-family homes that closed in September had five or more garage spaces. That's about 1 in 67.

You're paying for space, not just the garage. The typical 5+ car home is 37% larger above grade and sits on about two acres. Measured per total square foot, the premium shrinks to 10%.

The buyer pool is smaller, so it takes longer. Seventeen extra days is close to three weeks of mortgage payments, insurance, and showings.

Price it right and it sells at asking. Once these homes hit the right number, buyers paid 99.6% of list, the same as the broader market. The gap shows up against the original list price, which means more of these sellers cut before they sold.

A year later: sellers got realistic

Compared with last September, 5+ car homes held up better than the metro on sales and speed, but gave up more on price.

5+ car garage homes, September 2025 vs. 2026: sale-to-original-list up 3.3 points, 8 days faster, price down 5%, price per square foot down 7.5%

Last year, sellers started high and chased the market down. The typical sale closed almost 7% below its original price. This year that gap is closer to 3.5%, and homes sold eight days faster.

The price drop is real, not a quirk of which homes sold. This year's group was newer (median year built 1998 vs. 1987) and slightly larger, which usually pushes prices up. Price per square foot still fell 7.5%.

What it means for you

If you're selling a 5+ car home, your first price matters most. Buyers for these homes are out there, and they'll pay asking once the number is right. Price above the market and you'll likely spend extra weeks on the market before cutting anyway. Plan on six to seven weeks, not four.

If you're buying, this is a better market than a year ago. Prices are down about 5%, price per foot is down more, and you have time to look. Your negotiating room is with homes still sitting at their original price. Once a seller has adjusted, expect to pay close to asking.

Data notes

  • 5+ car and single-family figures: REcolorado MLS, closed single-family residences, September 1 to 30 of 2025 and 2026, pulled October 12, 2026. Counties: Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Jefferson, and Park. "5+ car" means five or more garage spaces in the listing.

  • Metro figures: REcolorado September 2026 Housing Market Report, which covers all residential property types across 11 counties.

  • All figures are medians. With 39 and 43 sales in the 5+ car group, a few sales can move the numbers, so read them as direction, not precision.
